Kaua‘i’s $3M+ luxury market sees buyers stepping in at slightly gentler prices.
The island’s $3M+ luxury market remains active, with a lift in number of sales versus last year. Median sold price eased slightly, while days on market rose. More buyers are finding their way in as the market widens, with growth led by the North Shore and a shift toward the high end taking hold on the South Shore.

Inventory
Inventory has fluctuated, and is slightly up from last year. Buyers are interested, but they’re taking their time.
Median Sold Price
So far this year, Kaua‘i has the highest home price in the state. Median sold price has climbed since last year, with a bit of a dip from Q1 to Q2. In Kaua‘i’s smaller market, this number moves depending on what sold.
Days on Market
Average days on market (DOM) has fluctuated over the last year. We saw a lift in Q1 this year followed by a gentle decrease. This number reflects fewer, slower, more valuable transactions across the island.
Months of Inventory
Months of inventory dipped last year and then rose in Q1. The trend suggests a bit more balance in the market.
10 Year History
Over the past decade, Kaua‘i has seen a 120.8% increase in median sold prices, while the number of homes for sale has dropped by nearly half. That’s the biggest scarcity decade in the state. It’s also a signal of the island’s enduring appeal.
